Municipal Trailer Park

In response to the need for affordable housing, the Council of Southern Victoria is transitioning the municipal trailer park for further residential development. This initiative provides current tenants with secure, long-term housing while upgrading infrastructure and attracting new residents.

As a result of this initiative the existing rental program will no longer exist.  No new tenants will be accepted into the existing rental program.  Current tenants will be able to continue to rent from the municipality.

Lot Purchase Options:

o Owner Self-Finance: Tenants can purchase their lot independently.
o Municipality Lease-to-Own Program: A rent-to-own option will be offered with an interest rate of 6%.

Rental Property Flexibility:

o No restrictions on the type of rental properties allowed on purchased lots.

Purchase and Building Limits:
o Current tenants may purchase a maximum of two lots.
o Any home may occupy a maximum of two lots.
o Buildings must be completed within one year of purchase. If not, the municipality retains the right to repurchase the lot, minus land transfer fees.

Developer Conditions:
o Developers may purchase up to two lots, with the option for a third, conditional on the development of the first lot.
o A $2,000 non-refundable deposit is required for a one-year hold on a lot. The land remains under Village ownership until fully developed.
o New buildings must meet building codes and have Canexel wood siding, decorative steel siding, or vinyl siding, and must have a sloped roof. The developer must provide the design plans for approval to prior purchasing.

Lot Pricing:
o New Tenants/Developers: Lots are priced at $18.14 per square meter, plus HST. This includes the legal and survey costs.
